Under the authority of the General Director, the Technical Maintenance Director is responsible for the maintenance of the hotel and the adjacent real estate complex. He provides a high level of knowledge in property maintenance.
Additionally, he is responsible for the maintenance of the building, grounds, and physical facilities while paying particular attention to safety, security, and the protection of property.
Responsible for the management of the budget, capital projects, preventive maintenance, and energy conservation.
Develop and implement strategies that will provide products and services that meet or exceed the needs and expectations of customers, tenants, and employees while maximizing financial performance.
Responsible for maintaining regulatory standards and requirements.
RESPONSIBILITIES
- Knowledge and application of hotel and RIMAP standards;
Manage a team of maintenance technicians responsible for all activities related to the maintenance of the building, residences, and hotel;
Assume responsibility for all aspects of resource management within the department, including performance evaluations, assigned tasks, team development and training to maintain the required level of expertise to maintain the technical maintenance program;
Responsible for budgetary requirements and deadlines;
Plan and review workloads and assign appropriate staff to perform repairs, maintenance, or inspections in a timely manner and in accordance with maintenance guidelines;
Provide technical support to maintenance staff and hotel and residence management;
Ensure that the appropriate equipment is on hand to expedite repairs, maintenance, and other building requirements;
Responsible for preventive maintenance programs for all equipment and hotel rooms;
Ensure the safety of the building, hotel guests, tenants, and employees;
Report and modify, if possible, all health and safety hazards immediately;
Monitor all dangerous or questionable situations that could endanger hotel guests, residents, and colleagues or the safety of the hotel and react accordingly;
Ensure that the property is maintained according to RIMAP and brand standards;
Be responsible for building inspections and evacuation exercises;
Participate in daily operational meetings;
Plan departmental meetings;
Be an active member of the Health and Safety Committee;
Participate in the Director of Duty (MOD) program;
Perform any other tasks related to the position.
EDUCATION AND EXPERIENCE
High school or post-secondary diploma and 5 years of experience in technical maintenance or related professional field;
Technical training in HVAC, electricity, plumbing;
OR
Diploma from a recognized college or university in the field of construction, engineering, or related major; 4 years of experience in engineering and maintenance or related professional field;
Technical training in HVAC-R / electricity / plumbing.
SKILLS, ABILITIES, AND ATTRIBUTES
- Bilingual spoken and written (French and English);
- Maintain a professional behavior at all times;
- Exude positive leadership to foster teamwork and collaboration among teams and colleagues;
Experience in pre-opening and opening of hotels (an asset);
- Ability to build and train a complete team of technical maintenance technicians;
Interact with others with the intention of establishing positive and constructive working relationships;
Ability to work under pressure and possess a sense of urgency;
Ability to clearly communicate ideas and concepts both in writing and orally;
High level of work organization to work with tight deadlines and perform regular follow-ups;
Ability to evaluate different options presented and make a thoughtful and informed decision, and do so in a timely manner;
Ability to work under pressure in stressful situations and be able to manage priorities;
Ability to identify opportunities and problems as they arise, or prevent them and take the necessary measures to resolve them;
Be understanding in workplace conflict situations and ability to overcome obstacles;
Ability to assimilate complex information from different sources and analyze, adjust, or modify it according to specific constraints or needs;
Aptitude to listen, understand, and clarify information and questions from colleagues, tenants, or customers;
Ability to understand and analyze basic financial data;
Knowledge of computer software: Microsoft Office Suite, others;
Knowledge of computer system management;
Ability to occasionally lift weights of 50 to 70 pounds and/or ability to transport, push, pull, or move objects weighing 40 pounds frequently.
WORK CONDITIONS
Variable working hours, the director may be called at any time.
Position involving often long working hours and sometimes requiring work in the evenings, weekends, or holidays.
Work that can be performed under pressure.
