Customer Service

  • Greeting and interacting with residents in a friendly and professional manner

  • Process leasing applications including completion of background and credit checks
  • Ensure rents are collected and deposited on a timely basis
  • Negotiate lease renewals in conjunction with established targets
  • Utilize Yardi to record transactions and run various operating reports
  • Conduct market surveys and analyze how the property compares to the market
  • Recommend leasing rates and in-suite turnover work to the District Manager
  • Actively promote various referral programs to existing residents and prospects

Property Maintenance

  • General knowledge of building maintenance systems (pumps, emergency generators, HVAC, boilers, chillers, swimming pools, sprinklers, etc.)
  • Oversee month-end duties, including suite inspections, scheduling contractors, and delegating staff turnover responsibilities
  • Supervise contractors to ensure maintenance and repairs are completed properly
  • Assist District Manager and Construction Manager with managing execution of the annual capital plan and identifying current or future issues for repair
  • Review and approve contractor invoices for payment

General Cleaning

  • Maintain cleanliness of all common areas including foyers, amenity rooms, underground parking garage, locker rooms, patios, and rooftops
  • Perform thorough cleaning of vacant units, including appliances, floors, walls, windows, kitchens, washrooms, and balconies, ensuring they are move-in ready
  • Dust fire hose cabinets, bells and elevator tracks

Qualifications

  • Previous experience in the multi-residential property sector or related field (an asset)
  • Knowledge of emergency procedures, including fire, flood, and mold
  • Excellent customer service skills
  • Strong written and oral communication skills
  • Ability to supervise, train, and motivate staff
  • Proficiency in basic computer skills (keyboard)
  • Understanding of operating budgets and capital plans
  • Ability to perform minor electrical and plumbing repairs
  • Ability to lift up to 23 kg (50 lb)
  • Ability to push and move objects over 23 kg (50 lb) (e.g. trash cans, appliances)
  • Proficiency in French and English (applicable to Quebec only)
