SUMMARY
The General Repairs Technician II is responsible for routine and on-demand maintenance and repair services for non-technical components (e.g., walls, floors, etc.) of facilities. The Technician II is also responsible for performing work according to established practices and procedures and meeting internal and external requirements, including but not limited to, environmental, health and safety, and fire safety requirements.
PRINCIPAL ATTRIBUTIONS AND RESPONSIBILITIES
Troubleshooting
- Provides observations on the facility, mechanical and electrical equipment of the facility, and the conditions and deficiencies of the systems and provides suggestions for improvement and repair.
Maintenance
- Performs work in accordance with established processes and practices.
- Complies with all internal and external requirements, including but not limited to, environmental, health and safety, and fire safety.
- Conducts regular monitoring and inspection of technical and non-technical components of the facility.
- Responds to routine service requests and performs preventive and corrective maintenance.
- Operates mechanical, electrical, and other systems of the facility.
- Manages the work order lifecycle by advancing the work order form to completion and recording resolution data in the facility management maintenance database. Ensures that completed work meets quality, contract response, and all other requirements.
- Assists in implementing the preventive maintenance program (PM). Ensures that deficiencies are identified, recorded, and transmitted, and that relevant documents are maintained.

Assists in improving tenant and customer satisfaction and maintaining positive relationships through the manner in which work is performed and services are provided.

Administration
- Records resolution data in the facility management maintenance database. Ensures that completed work meets quality, contract response, and all other requirements.
- Receives, tracks, monitors, and reports the status of maintenance and repair work in the facility management maintenance database. Initiates documents for formal approval of required work.
- Participates and assists in facility-related projects.
- Ensures that the manner in which work is performed complies with company policies, procedures, practices, and directives related to the environment, health and safety, fire safety, and any other applicable requirement.
- Maintains all assigned tools and organizes repairs and replacements as needed.
- Submits all expenses in a timely manner.
- Other assigned tasks.
KNOWLEDGE AND SKILLS
- High school diploma or equivalent.
- Minimum of 3 years of experience in operating and maintaining facilities.
- Knowledge of processes and practices related to operating and maintaining facilities.
- Ability to maintain, troubleshoot, and repair non-technical components of facilities.
- Ability to provide observations on the conditions and deficiencies of facilities and provide suggestions for improvement and repair.
- Ability to research, learn, and acquire greater competence in applying on-the-job fire, life, and building codes and standards.
- Strong environmental, health, and safety mindset. Ability to perform work safely.
- Strong customer orientation and acute sense of urgency.
- Effective communication skills for relaying, exchanging, providing feedback, and clarifying data.
- Basic knowledge and understanding of building automation systems (BAS).
- Ability to read, understand, and interpret drawings and technical information.
- Motivated.
- Computer skills.
- Demonstrated skills in maintenance and repair.
- Must be able and willing to work shifts, be available for emergency/reserve calls, and emergency calls as they arise.
- Must be willing to wear personal protective equipment.
- Must meet enhanced security clearance requirements.
- Valid driver's license.
Professional Certifications or Licenses
- Demonstrate an interest in obtaining a professional degree or certification, or be in the process of obtaining one.
- Meet the requirements of an enhanced security clearance.
- One of the following is considered an asset:
- Building operator certification or equivalent from a preferred accredited institution.
- Building systems maintenance certificate.
- Building systems maintenance administrator.
- Building systems maintenance technician.
- Facilities technician certification.
- Work at the building systems operation class 1.
