Position Summary

The Operations Manager is responsible for overseeing the day-to-day operations of a portfolio of residential and commercial properties, ensuring assets are well maintained, operating efficiently, and delivering a high standard of service to tenants. The role provides leadership to property management and maintenance teams while working closely with senior management on operational initiatives, capital projects, and portfolio performance.

Key Responsibilities

  • Oversee the day-to-day operations of a portfolio of residential and commercial properties.
  • Supervise and support Property Managers, Building Operators, Superintendents, and maintenance staff.
  • Ensure properties are maintained in accordance with company standards and regulatory requirements.

  • Review property performance and implement strategies to improve tenant satisfaction and building operations.
  • Coordinate maintenance, repairs, preventative maintenance programs, and capital improvement projects.
  • Manage relationships with contractors, consultants, and service providers, including contract negotiation and performance monitoring.
  • Conduct regular property inspections and ensure timely resolution of operational issues.
  • Support annual budgeting, forecasting, and capital planning processes.
  • Collaborate with leasing, finance, accounting, and development teams on operational matters.
  • Ensure compliance with health and safety, environmental, and regulatory requirements.
  • Develop and improve operational policies, procedures, and best practices.
  • Prepare operational reports and provide recommendations to senior management.
  • Assist with due diligence and operational integration for property acquisitions and dispositions.
  • Respond to escalated tenant issues and support the resolution of complex operational matters.

Qualifications

  • Bachelor's degree or diploma in Property Management, Business Administration, Engineering, or a related field.
  • 7+ years of progressive experience in commercial and/or residential property management.
  • Previous experience leading property management or operations teams.
  • Strong understanding of building operations, maintenance, capital projects, and property management best practices.
  • Experience managing operating budgets and vendor contracts.
  • Excellent leadership, organizational, and problem-solving skills.
  • Strong communication and relationship management abilities.
  • Proficiency with Microsoft Office and property management software (Yardi experience is considered an asset).
