Position Summary
Reporting to the Sr. Manager, Design & Construction, the Design and Construction Manager is responsible for planning, executing, and delivering new store construction projects as well as renovations, in compliance with brand standards, operational standards, lease conditions, owner requirements, and various codes and laws.
They must ensure that projects are delivered on time, within budget, manage and resolve issues effectively, playing the role of the primary liaison between: the franchise, the operational team, the contractor, the owner, and the franchisee.
To do this, the Design and Construction Manager coordinates the efforts of team members and third-party contractors or consultants to complete projects in accordance with the plan and budget. They also define project objectives and oversee quality control throughout its lifecycle.
Responsibilities (not limited to)
- Plan, direct, and manage construction and renovation projects from start to finish.
- Define the project scope, objectives, and expected outcomes that support the company's goals in terms of brand standards, operational standards, lease conditions, owner requirements, and legislative requirements and codes.
- Review lease conditions regarding design criteria and construction schedules defined in the lease.
- Gather project-specific information: base building plans, design criteria, special conditions and/or conduct an on-site survey/inspection.
- Establish competitive budgets, manage bids, from responding to requests for information to reviewing and negotiating offers, manage the completion of black lines, complete sets of drawings, bids, and permits.
- Manage requests and approvals, from ordering equipment, small items, signage, etc., and ensure that various projects are delivered on time.
- Monitor the project and visit the site to ensure quality construction, in accordance with specifications, within the construction schedule, and ensure a quality handover with no major or limited deficiencies, ensuring that occupancy is granted at the time of handover to operations.
- Ensure that funding is received through accounting at various checkpoints before spending funds, unless otherwise approved by the brand vice president.
- Establish and maintain a network of qualified third-party partners (designers, contractors, etc.).
- Track projects by assigning numbers, printing and distributing progress reports, tracking and forwarding invoices.
- Produce a construction report and submit it to the brand vice president and accounting for each project, with corresponding invoices and purchase orders.
Requirements
- Experience in the construction and renovation of commercial and/or restaurant spaces.
- Minimum of two (3) years of experience in managing design and construction projects, including design, budgeting, bidding, permit delivery, logistics coordination, and project management.
- Knowledge of the WRIKE software (project management) is an asset.
Skills and Abilities
- Proven leader in project and team management.
- Excellent relational skills and ability to interact at all levels.
- Strong analytical, organizational, and negotiation skills.
- Ability to solve problems creatively and proactively.
- Excellent written and verbal communication skills.
- Proficiency in MS Office
- Good time and priority management skills, using Outlook or equivalent tool.
- Work Conditions
- The candidate must:
- Be willing to travel nationally (less than 5% of the time).
- Have a vehicle and a valid driver's license.
- Be able to work on construction sites.
- Be available to work occasional long hours, as needed by the projects.
