Maintenance Person – Residential Properties

Work Location: *In-person — Laval, QC — travel between multiple Rive-Nord properties (Blainville, Ste-Thérèse, St-Jérôme)*

Job Type: *Full-time — Permanent*

Hours: *Monday to Friday, 8 a.m. – 5 p.m., available for emergencies outside regular hours*

About the Position

Cosoltec is looking for a reliable and versatile maintenance person to ensure the daily upkeep of several residential properties. The ideal candidate is resourceful, self-sufficient, and possesses a good analytical mind. This position reports directly to the property management director.

Main Responsibilities

• Prepare the units between tenancies (plaster repairs, painting, minor repairs, checking appliances, removing items left by tenants)
• Perform preventive maintenance and repairs in common areas as needed (changing light bulbs, minor painting, adjusting hardware, etc.)
• Respond promptly to tenant requests and notify management of material or external contractor needs
• Respond promptly to emergencies, including outside regular hours
• Inspect common areas: hallways, entrances, parking, mechanical rooms, elevators
• Perform seasonal exterior maintenance: snow removal of entrances as needed, salting, etc.
• Coordinate access to units with tenants and external contractors: HVAC, electrician, plumber, etc.

Qualifications and Requirements

• Experience in building maintenance and general upkeep — preferred
• Bilingual French and English
• Valid driver's license and vehicle — mandatory for travel between properties
• Ability to work autonomously and manage priorities among multiple properties
• Physical condition: the position requires standing and safely lifting/moving heavy objects

Assets

• Experience in residential property maintenance
• Basic knowledge in plumbing, electricity, and HVAC/heating
• Construction card or equivalent certification, an asset
