SUMMARY

The Facilities Manager III ensures that the client's facilities are operated and maintained in a profitable, safe, and efficient manner, in accordance with the terms of the work statement and the management contract. He or she is responsible for the management, as well as the financial and operational performance of a facility or a group of facilities in a given region. The Facilities Manager III is the main representative of BGIS in daily communications with the client and tenants for the execution of the contract.

MAIN TASKS AND RESPONSIBILITIES

  • Financial Control
  • Responsible for the preparation of budgets (E and E, lease transactions, etc. and capital project expenses) and able to defend their reasoning to their superiors and clients.
  • Perform a monthly budgetary analysis and review allocations, as needed, using the financial reports of BGIS Integrated Global Solutions.
  • Achieve annual objectives in accordance with the contractual performance indicator.
  • Manage facilities with an area between 500,000 and one million square feet. The properties have multiple tenants and moderately complex building operation components, including HVAC systems and people security systems.
  • Ensure liaison with clients and tenants in the daily activities of facility management.
  • Develop and maintain complex preventive and corrective maintenance schedules; and perform all maintenance work to ensure the integrity of assets and the value of all building systems and all architectural elements.
  • Ensure compliance with company policies, procedures, practices, and guidelines, as well as laws, regarding environmental issues, building code, and health and safety matters, by applying a basic knowledge of laws related to these areas.
  • Contracting of Services and Goods
  • Prepare submission documents, publish requests for proposals, and analyze bids.
  • Negotiate the best possible conditions and prepare contractual documents.
  • Approve service contracts under the hierarchical level.
  • Monitor the performance of contractors.
  • Supervise team members, including directing activities, establishing goals and objectives, evaluating performance, and communicating the strategy related to operation and maintenance. Supervise the maintenance team leader and a team of more than ten (10) members, including technicians, tenant service coordinators, property service coordinators, administrative assistants, and facilities managers.
  • Prepare the strategic analysis of properties taking into account financial indicators, market analyses, and long-term project plans.
  • Monitor client service requests and ensure they comply with the scope of the contract. Prepare service level change requests, as needed.
  • Annual Building Inspection (ABI)
  • Perform an annual inspection of all sites and evaluate the condition of all components of each building.
  • Develop a project plan.
  • Tenant Services Work
  • Evaluate tenant requests and demonstrate expertise in recommending solutions that result in savings or more advantageous alternative solutions.
  • Performance Evaluation
  • Monitor the results of various contractual service performance indicators and develop an action plan for deviations.
  • Comply with all service level performance indicators.
  • Perform basic cost-benefit analysis.
  • Perform other tasks as required.
